I wanted to take a moment to send my appreciation to the service team on how they have handled the water leak into my bedroom. Since late Saturday evening when I called into report the issue, they diagnosed and repaired the problem, removed pad, installed a carpet fan and dehumidifier, in efforts to remediate potential damage to my furniture and alleviate mildew, etc. I want to also extend my gratitude to Shameika for giving me a courtesy call on Sunday advising me of the lack of hot water until the repair was completed on Monday. As a professional in the multi-family industry for a number of years, this level of superb service needs to be acknowledged. As I was unsure of my next move with my upcoming renewal, your service team’s dilligence and Shameika’s polite and professional attitude secured my renewal for the next 15 months.

One of the worst complexes I've lived in. The first issue we faced was the gate situation. When my roommate and I signed the lease, we were told the complex was still a gated community and that the gates would be fixed. At the time I worked late hours and the fact that the complex would have some extra security was a big selling point. Fast forward a few weeks and they said they have no intention of fixing the gates. This was aggravating to say the least. The second, ongoing issue here is the parking. It's almost impossible to find a spot after 6 PM and forget about parking anywhere near your building if you return around 9-11 or later. When we signed the lease the staff told us there'd be plenty of parking...that was a blatant lie. The apartment does allow you to purchase reserved spots but that's entirely up to availability. When I went to buy one, a staff member told me there were none available anywhere near my building. They said they'd call me as soon as something opened up but it's been months and I still haven't heard anything. The trash/recycling center is also a disaster. People will put entire couches, overflowing bags of trash and other large pieces of furniture into the recycling 'center' and the staff doesn't seem to want to do anything about it and when you complain, they get on the defensive and make a ton of empty promises and excuses.Also there is a shared water tank between building tenants. This might be okay for some but be warned that water bills will often exceed 100 dollars every month. This is way higher than anything I've ever paid at any other complex. The complex is conveniently located next to the Manassas Park VRE station and the units themselves are nice for the price but even so, I'd highly discourage anyone from leasing here.

In my experience the apartments are good for the price, staff has been friendly and helpful, and service requests have been addressed quickly. HOWEVER, parking is abysmal. I frequently have to walk basically 2 and a half blocks to my apartment (around not one but two street corners). When I asked if there were any plans to improve the situation I was told nothing could be done. I was then told that a reserved spot was available on my street for a pricey $40/month. The same night I received that email I saw a white Chevy SUV parked in that space and have seen it parked there many times since with no tag identifying that the owner is paying for the space. So basically you can pay for a space you might not get anyway because there are no immediate consequences for anyone in violation. Either that or unrented spaces are just up for grabs which is highly unfair. Supposedly a towing service operates from 9pm to 9am, but have yet to even see at tow truck despite almost exclusively coming home from work after 9pm

I’ve lived here going on 3 years. Every time I’ve had a SIMPLE service request it’s been unfortunately on a Saturday. But each time I’ve been told to wait. This Saturday my light went out in the kitchen and I’ve got 25 guest coming Sunday for a floating gathering and no light in the kitchen to fix a 5 minute job. I was told to wait to Monday. Thanks staff! You have screwed up a good time! As usual

We moved in about 2 weeks ago and absolutely LOVE the area! We came to get some info about these apartments about 2 months ago and instantly knew this was where we wanted to live. Our leasing consultant, Fana was AMAZING! She answered all of our questions and was very helpful throughout the entire process! We stayed in contact and she was an awesome person to reach out to especially when having random questions about the apartment and other things prior to moving in. She honestly made the process 10x easier and we couldn't have done it without her help! The area overall, for the past week or so has been great. It's a quiet area and no issues at all. We have no complaints and we are loving our new home! Again, big shoutout to our wonderful leasing consultant!

They only let you park one car. $35 a month for a second car. They don't turn on the AC until summer so it gets around 80 inside your apartment and they tell you to open your windows . $135 penalty if for any reason you don't pay your rent in the 1st.

I've been living here for 5 years now and still find it a nice community to be a part of. Although it is no longer a gated community it is a quiet and safe place to live. The grounds are well kept and nicely landscaped.The office staff are very friendly and attentive to the needs of the tenants. Not all issues can always be completely resolved anywhere (as many people think they deserve) but the leasing consultants and managers here are open to suggestions and investigate all inquiries and get back to you in a timely manner. I have to give 5 stars to the maintenance team who are always friendly and respectful of the tenant's home and belongings. Requests I've made for service have been answered the same day and the issue resolved in a quick and courteous manner. They always give advanced notification of routine maintenance so the tenant can make provisions for pets, etc.It is a pet friendly community and I like the various paths that can be walked within the community so you don't have to worry about heavy traffic or other distractions during a pleasant walk. I've met a lot of very nice and friendly people during my walks with my dog.The one thing that I have to say is a negative is the rent going up every year even for those who have been here for a while and consider this their homeplace. I think it would be helpful for management and the owners to take into account the time a tenant has lived here as well as timely payment of rent and abiding by the community's rules before upping the rent especially for senior and handicapped citizens. I've been in the retail and customer service industry for years and can't see how it benefits the owners to up rent annually and have people moving out who are good tenants just to move someone new in (who they have no track record for) as a move in special several hundred dollars less per month. If it wasn't for the rent going up every year on dedicated and loyal tenants I would give 5 stars.
