I had a great experience with ACM. They provided an exact list of what was needed and what not to do to close on time & beat the rate other lenders were offering. I highly recommend using them.

Atlantic Coast Mortgage in Northern Virginia came highly recommended but unfortunately my experience with the company resulted in near disaster. After receiving pre-approval for a property that they agreed to finance for me, I received an email, about twenty days before the closing date, informing me that the property was not a fit for the loan. The senior loan officer recommended I either pick a different property or put down 20% on an FHA loan. In other words, the senior loan officer wanted to strip me of the initial conventional loan that I qualified for as an applicant with excellent credit. At that point, I asked my real estate agent to start looking at different properties, however, there were no other equivalent properties on the market. All of this was happening after I submitted my notice to vacate. I decided to give up on finding a home and was prepared to continue to rent. Given that this was in the midst of the holiday season this whole situation elevated the stress levels of my family and I. To make matters worse, I had already given notice on my apartment and my move out date was fast approaching. I stopped by the apartment community leasing office to inquire if I might renew my lease but the apartment was already leased. I begged the leasing office to find a way to let me stay in my apartment. The answer from the future residents was a big NO as they already connected all their accounts to that specific address. With my head spinning, I decided to continue to search for a property to purchase last minute. (“Last minute” and “home purchase” are two phrases that should never be uttered in the same breath)I looked for more properties but struck out again. I finally reached out to a couple of friends in the real estate industry and they all recommended I contact different, more established mortgage companies. I shopped around and came across a company and,after I explained my situation, the new loan officer cautioned that because of the holidays, it might be almost impossible to meet the deadline that I gave him. At this point I had no plan b and so I decided to put my faith in the new company and move forward. With bated breath I waited for a call or email from the new loan officer. Despite it being the New Year holiday, the new loan officer came through for my family and I with an even better deal. I ended up with a lower rate than the original one from Atlantic Coast Mortgage. The new company also applied a $1,500.00 discount, which brought down my closing cost on settlement day. Had I listened to Atlantic Coast Mortgage, I would either be paying far more for a non-conventional loan or maybe even homeless. At the end I got the property that I wanted, with a much lower closing cost than Atlantic Coast Mortgage, lower interest rate on a conventional loan, and all in all more than $3000 lower on the closing costs. Atlantic Coast Mortgage did not work for me. I had the worst experience with Atlantic Coast Mortgage.

This group does a fantastic job; I would highly recommend them. They know how manage the entire mortgage process and will put their clients in the best mortgage package to close on time.

Shawn Johnson and his ACM team were excellent from beginning to close on my VA loan. I wanted a quick close and most banks including USAA told me it would take a minimum if 45 days. Shawn and ACM were able to get it done within 25 days! I hope to use these guys again!

My wife and I had a very poor experience. We attempted to do a VA Loan refinance and the process did not go well. As a result we were not able to complete the refinance that we had desired.

ACM, hands down one of the best lenders i have come across. Being a first time home buyer, I did tons of research on mortgage loan types, interest rates, aprs, lenders, etc. After going through 2-3 other lenders, Phil was able to beat all other lenders and then some! He took his time to answer my questions, send me updated documents, keep me in the loop and made me aware of what I can get with my credit and current circumstances. Their online site for document submission and signing was quick and easy to use. Phil and his team were very responsive and were able to help me close with the lowest rate in the nation and close on time!(closed a few days early in my example as i requested it.) Plus, there were No random junk fees like other lenders sneak in. Overall very satisfied and i would definitely use Phil again in the future and recommend him and ACM to friends and family!

My partner and I worked with Michael Grafton on getting out loan and financing our first home. Both he and all of Atlantic Coast Mortgage were incredibly helpful and professional through the whole process and we highly recommend them to anyone buying a home.

I was bounced around between multiple representatives, never really knew who to ask what, and was bombarded by a variety of information and document requests from various people in various formats to be filled via both email and upload to a website that was ...less than stellar. I was unable to set up auto pay, and had to use check payment while about to go on deployment, with no recourse if for some reason the check got lost or the payment did not process, if unable to use internet or make phone calls. Would definitely not recommend if you have a job that requires travel. Would definitely not recommend, if you do not always and quickly have access to any and all conceivable documents. Would definitely not recommend if you are a first time buyer dealing with many other complicated and stressful aspects of your first mortgage buying process. Would definitely not recommend if you have a stressful, time-consuming job that does not allow you to take a week or two off of work to deal with a complicated process you have never been involved in. Would definitely not recommend if you don’t want your mortgage loan to be sold, and re-sold.
